History Of Ahmedabad


The History of Ahmedabad begins in the eleventh century with the Solanki King Karandev I, ruler of Anhilwara (modern Patan). He waged a war against the Bhil King Ashapall or Ashaval, and after his victory established a city called Karnavati on the banks of the Sabarmati at site of modern Ahmedabad. Solanki rule lasted until the thirteenth century, when Gujarat came under the control of the Vaghela dynasty of Dwarka. Gujarat was conquered by the Sultanate of Delhi at the end of the thirteenth century.

In 1411 , the rule of the Muzaffarid dynasty was established in Gujarat. According to tradition, Sultan Ahmed Shah, while camping on the banks of the River Sabarmati, saw a hare chasing a dog. Impressed by this act of bravery, the Sultan, who had been looking for a place to build his new capital, decided to locate the capital here and called it Ahmedabad.

In 1487, Mahmud Begada, the grandson of Ahmed Shah, fortified the city with an outer wall 10 km (6 miles) in circumference and consisting of twelve gates, 189 bastions and over 6,000 battlements. Ahmedabad was ruled by the Muzaffarid dynasty until 1573 when Muzaffar II was the Sultan of Ahmedabad. Gujarat was then conquered by the Mughal emperor Akbar in 1573. During the Mughal reign, Ahmedabad became one of the Empire's thriving centres of trade, mainly in textiles, which were exported to as far as Europe. The Mughal ruler Shahjahan spent the prime of his life in the city, sponsoring the construction of the Moti Shahi Mahal in Shahibaug. The armies of the Maratha generals Raghunath Rao and Damaji Gaekwad captured the city and ended Mughal rule in Ahmedabad. A famine in 1630 and the constant conflicts between the Peshwa and the Gaekwad armies virtually destroyed many parts of the city, causing its population to flee. The British East India Company took over the city in 1818 as a part of the conquest of India. A military cantonment was established in 1824 and a municipal government in 1858. In 1864, a railway link between Ahmedabad and Mumbai (then Bombay) was established by the Bombay, Baroda, and Central India Railway (BB&CI), making Ahmedabad an important junction in the traffic and trade between northern and southern India. Large numbers of people migrated from rural areas to work in textile mills, establishing a robust industry.


The Indian independence movement developed strong roots in the city when, in 1915, Mahatma Gandhi established two ashrams — the Kochrab Ashram near Paldi in 1915 and the Satyagraha Ashram on the banks of the Sabarmati in 1917 — that would become centres of intense nationalist activities. During the mass protests against the Rowlatt Act in 1919, textile workers burned down 51 government buildings across the city in protest at a British attempt to extend wartime regulations after the First World War. In the 1920s, textile workers and teachers went on strike, demanding civil rights and better pay and working conditions. In 1930, Gandhi initiated the Salt Satyagraha from Ahmedabad by embarking from his ashram on the famous Dandi Salt March. The city administration and economic institutions were rendered functionless by the large masses of people who took to the streets in peaceful protests in the early 1930s, and again in 1942 during the Quit India movement. Following independence and the partition of India in 1947, the city was scarred by intense communal violence that broke out between Hindus and Muslims.


Ahmedabad became the capital of the new state of Gujarat after the bifurcation of the State of Bombay on 1 May 1960. During that period, a large number of educational and research institutions were founded in the city, making it a major centre of higher education, science and technology. Ahmedabad's economic base was diversified with the establishment of heavy and chemical industries in its vicinity around the same period. But the growth in the next two decades was punctuated by political events in and around the city. In February 1974, Ahmedabad occupied the centre stage in national politics with the launch of the Nav Nirman agitation — a protest against a 20% hike in the hostel food fees at the L.D. College of Engineering that snowballed into a mass agitation to remove Chimanbhai Patel, then-chief minister of Gujarat, on charges of corruption. In the 1980s, a reservation policy was introduced in the country, which led to anti-reservation protests in 1981 and 1985. The protests witnessed violent clashes between people belonging to various castes.

On 26 January 2001 a devastating earthquake struck the city, centred near Bhuj, measuring 6.9 on the Richter scale. As many as 50 multistory buildings collapsed, killing 752 people and devastating the city's infrastructure.

In recent years, the effects of globalisation and the liberalisation of the Indian economy has energised the city's economy. The city has witnessed the establishment of scientific and service industries, the expansion of the information technology sector, and significant improvements in transportation and communications. Ahmedabad's population is growing, which has resulted in a construction and housing boom. However, this has challenged the city's infrastructure and power supply.

Ahmedabad needs 1.75 lakh new houses in 4 years

The traditional middle-range housing and migrant population are going to set the rules for Ahmedabad's real estate market in the coming years. A report on housing demand in eight big cities of India, suggest that Ahmedabad will see a fresh demand of 173,394 units for 2012-16. The report pegs the current supply of houses in Ahmedabad at 51,000 units.

Released by global real estate consultancy Cushman & Wakefield (C&W), the report 'Evolving Paradigm - Future Of Indian Real Estate' says that nearly 80% of the demand in the city will come from the mid-ranged category. The high-end category will make up for the remaining 20%.

According to the report, the demand in the city will be driven by inhabitants and migrant population. It says the migrant population, which will be pulled by industrial activity on Ahmedabad's periphery, will drive demand in the high-end segment.

The demand has been calculated based on population trends, household growth, income classification and doesn't take into consideration, demand from those without homes or NRIs.

"There is definitely a rising gap between the supply and demand of housing units in Ahmedabad. We believe the city would need more than 2 lakh new houses in the coming years. However, with current slowdown sentiments, demand in a few segments is not translating into sales for developers," says Rajesh Vaswani, executive director, Venus Infrastructure.

Ahmedabad will see a gap of 31% in supply in mid-ranged segment and 22% for high-end. It says that the current underconstruction and planned supply is mostly geared towards high-end. "Ahmedabad's demand, in addition to migrant population, will be driven by growth in population and re-settlers who intend to return to the city after having spent a fair deal of time in other locations across the globe," says Sanjay Dutt, executive managing director, India, C&W.

Demand for office space in 2012-16: 180 mn sq. ft

Global real estate consultant, Cushman & Wakefield estimates commercial office space demand of over 180 million square feet (msf) in the next five years (2012 – 16) in the top 8 cities[1] of the country. This was released in the annual publication entitled “Evolving Paradigm - Future of Indian Real Estate” in association with Global Real Estate Institute (GRI) at their India Summit 2012. The report also estimates the total expected supply for the next five years in these eight cities as 219. 6 million sqft, basis announced projects and current pace of construction; indicating a condition of excess supply in the coming few years. 

The highest demand will be recorded in Mumbai with an estimated 44 msf over the next few five years followed by Bengaluru (31 msf) and NCR (27.8 msf). The top three cities will constitute approximately 57 per cent of the total office space demand. Ahmedabad will record the lowest office demand of approximately 7.8msf in the next five years, while Kolkata will be finish one but last with demand of 8.4 msf.

Sanjay Dutt, Executive Managing Director, South Asia, Cushman & Wakefield, “Based on expected recovery of the economy, partly due to global recovery, but largely due to the positive signals being sent out by the Central Government to promote business investments, office space demand is expected to witness a positive growth of 10 per cent in 2013 and 20 per cent in 2014. This is, however, likely to reduce over the next two years (2015-16) drawing from the forecasts that predict a slowdown in global GDP.”

Sanjay continues, “A number of factors will act as catalyst for the growth and sustenance of office demand such as improvements in infrastructure, connectivity and the quality of supply. Additionally, more and more companies are looking at rationalizing their real estate portfolio by relocating and/or consolidating their wide-spread operations, besides actually growing their businesses. This is expected to lead to an increase in leasing activities and also add to the net absorption. Cities such as Bengaluru, Chennai and Pune, which are expected to witness lower demand-supply gap, may also see moderate rental increases over the next 5 years. On the other hand, NCR, Mumbai and Kolkata that have considerable oversupply may see rental correction in select micro markets during that period. Rental correction will not take place across the board as local micro-market dynamics such as location, quality, existing occupier profile, access to transportation nodes, etc will play an important role in deciding the rentals vis-à-vis the demand from occupiers.”

Mumbai is also expected to see the highest supply in the next few five years with an estimated 52.6 msf of fresh office space supply followed by NCR (43.8 msf) and then by Bengaluru (31msf) in the next five years. The office market is expected to be oversupplied by approximately 21 per cent in the period of 2012 – 16. The demand to supply gap is expected to be the highest at 40 per cent in 2012 but will reduced to 6% by the 2016. In the period of 2012 – 16, Bengaluru is expected to have to lowest demand – supply gap with supply exceeding by less than 1 per cent , while Kolkata will have the highest gap 64 per cent with supply exceeding demand. NCR and Mumbai will also experience a high demand – supply gap of 57 per cent and 19 per cent respectively, where supply will exceed demand. Chennai and Pune are among the cities to see lower demand – supply gap with supply only exceeding by 2 per cent and 4 per cent respectively.

The cities of Ahmedabad, Chennai and Hyderabad are expected to see steady increase in both supply and absorption during 2012 – 2016 due to demand from sectors such as manufacturing and services sector. Most companies in these sectors are likely to be cost conscious in the backdrop of moderating economic growth and increasing costs and thus choose locations which offer relatively lower rents. The Western Indian cities namely Ahmedabad and Mumbai are expected to see the double digit growth in absorption levels in the five years horizon, while, growth in absorption levels in most other cities will not breach 5 per cent annual growth during the period, states the report.

Migrant workforce pushing housing demand in Ahmedabad

With Ahmedabad gradually developing into an economic hub in the west of India, professionals migrating to the city prefer to buy property here instead of buying in their home cities or taking an accommodation on rent.
